HELLO<

I have been in the UK for the last 7years and a half and i have seen many changes around me inthe city that i live in.

Old Buildings getting demolished and replaced with new modern houses to accomodate the people who used to live in the old building and to give chances to new families to join the socities around.

As i work in an Engineering company, i get involved with lots and many types of projects, as an example we deal with soem construction tasks/activites involved in such areas.

In doing my design check to one of the drawings it cought my mind that i have never heard or even seen any of the names of any home developers in Oman, Especially the private ones! :hmm:


Briefly, theses home developers simply build homes/houses for people who can not afford to buy houses/homes for their own, because it is costing alot of money. So theses developers tend to share the costing of building such houses. They interlock with other firms/organisations such as Other business company/banks/ building socities to finance such type of projects with the assistant of the future owner of that house. The developer will have a semi-standard house design and the future owner has the opportunity to change some features of the house if he/she wants but under some costing. The developer will build the house, when the house is ready then they hand the keys to the future owner.The future owner will have the chance to live in his/her house, yet they still need to pay back the money that costed to build such houses in a period of time arranged between them and the bank along with the developer. After that certain time and the money have been paid back in fully the hosue can then be owned fully by the future owners.............

So in this way ther developers and others help the person to build the house in a short term but own the house in along term. But at the end of the day you have a place to live in with no worries.

These developers are in conjunction with private sectors and local authorities. They are many of them in UK such as BARRAT, GLEESON, ASHWOOD, COURT.....etc

-Do you think that we need such private sector to be introduced to Oman to easen the Developes of homes/houses around the areas?

-Is it going to be benifitial or the opposite to the public?

i've never came across any developer in oman... yet this system is similar to taking a loan from a bank or a morgage company. this system u mentioned won't work in oman in my opinion due to certain rules established by the government. imagine building a house for someone and during the payment period he stops paying, then what? well in UK or the US u would be taken to court where money is spent first of all and the long court proceedings. then when the verditct is out the tenant will have to pay fines and pay off the bill, or he will be kicked out + paying the bill and therefore the contract will be canceled. In oman you can't kick the tenent out even if u had a contract between ur development company and the tenant. so unless this issue of contracts is resolved in oman then "yes" the development strategy mentioned would work. this is based on my general knowledge about the system in oman.
i've seen many cases where tenants never pay. Athe end of the day the building owner suffers for unpaid bills ... and what can we do? nothing... just pressure the tenant and hope that one day he pays off.

i would also like to add that in the US, tenants who dont pay their monthly bill and get kicked for that reason would have a bad history. so basicly with a bad history it would be hard for him to look for a place to live unless he pays high bonds upfront. so you can see developers are protected in that sense.

i did not know that we had such Law in Oman!!!!

So, according to you there is no much of a use if we had such developers in Oman!!!!!

So what woudl you suggest to be a useful near idea to this idea as a CIVIL Engineer;)?!!!
